Southern Pines North Carolina Offers Small Town Southern Charm

San Franciscos Monaco Hotel A Bay City Luxury Retreat

When you check in at the Hotel Monaco in San Francisco, it's like boarding an intimate cruise ship of the early 1900s and stepping back to the heady days of Hemingway and Christie. Get a good look at the registration desk it's built to look like an ocean steamer trunk.

But dont be fooled; this room makes the most of the space a period armoir holds the TV and mini-bar, and a huge circular mirror gives the room lots of light.

The foundation of any hotel's success is in their beds . . . really! If you don't get a good night's sleep, how great can a hotel be? You'll find the Hotel Monacos sheets and bedding an inviting way to recover from a day of walking through what locals call The City. Dreamy pillow top covers, down pillows and romantic canopies may make you want to stay in. Luckily, the Grande Caf, attached to the hotel has mouth-watering room service. Be sure to order the omelet and wine, which comes with a small green salad, perfect for the lighter appetite.

The bathroom more than met our needs with Aveda products and Frette bathrobes. There is also complimentary high-speed Internet access, coffee service, newspaper, and all the other goodies you expect from a luxury hotel. Plus one more The Hotel Monaco has teamed up with Yoga Magazine to give you a little workout in your room. Just ring up the front desk, and they will bring you a complimentary yoga package with a yoga mat, strap, block, and instructions. You do the workout with an instructor on the TV.

PETS ARE WELCOME

Although we left our pets at home, the Hotel Monaco can take care of your four-legged friends in style, taking the term pet-friendly to a new level. The Bone-A-Petit package features bottled water, a dog bowl, Good Dog towels, top quality chew toys, gourmet dog cookies, Hotel Monaco's temporary dog tags, and clean up bags. You can also request Lassie, Babe, and Dr. Doolittle videos from their front desk. We didnt get a chance to see if they offered doggie yoga.

Additionally, the hotel offers Guppy Love, a complimentary goldfish along with fish toys to keep you company during your stay. The housekeeping staff feeds and takes care of the goldfish - all you need to do is enjoy.

HEART OF THE THEATER DISTRICT

The Hotel Monaco sits in the heart of the theater district on Geary Street, just off the famous Union Square. From the hotel, you can walk in just minutes to all of San Francisco's most famous theaters: Orpheum Theater (which is currently showing The Lion King, the American Conservatory Theater, Curran Theater (where Phatom of the Opera played to packed houses for years), Post Street Theatre, Theatre on the Square, and Yerba Buena Center for the Arts.

DINING IN PLEASURE

When we told a friend, who is a wine collector and hedonist extraordinaire, that we were staying at the Hotel Monaco, he asked excitedly, You're eating at the Grand Caf then, right? I'll join you. Where The Under Valued Real Estate Markets Are

Real estate bargains? With all the talk about a bubble, come on. Yes, there are areas in the country that haven't experienced the large run-up in home prices the last couple of years. According to the real estate research service, Local Market Monitor, six towns qualify as under-valued according to their most recent survey. An interesting note is that two are in Texas and all in more southern areas of the U.S.

Under-valued U.S. residential real estate markets:

Augusta, Georgia
El Paso, Texas
Fayetteville, North Carolina
Little Rock, Arkansas
Mc Allen-Edinburg, Texas
Memphis, Tennessee

It will be difficult to determine if these statistics will drive a boom in these communities. But savvy investors are looking for new investments for side-lined liquidity pulled from frothy real estate markets in the past two years. And with the over-valued markets taking long to adjust to market realities, many investors are ready now to find exciting growth opportunities in valued markets.

While under-valued markets look promising, you should conduct a careful analysis to determine if demand will or can be created to support higher resale prices. Look at closed sold comparables from the each of the last three years, to see if consistent appreciation and demand will work in your favor.

Style and Grace Befitting Our Country

I watched today the ceremonies commemorating the death of our 38th President Gerald R Ford, and was stuck by the dignity and grace of Mrs. Ford during the Eulogies for her husband, whom she married in 1948 a marriage of 59 years. Most people may have known Mrs. Ford for her work after the Presidency founding the Betty Ford Center, but she is a strong woman, who has endured so much in her life, and lives today as a pillar of strength and courage for a country who has lost another leader. That power from a woman who at 89 years old still shows American?s everywhere that there is a special presence to the office of the President, and it?s relatively few occupants and families who have shared it. I was truly inspired and it is through her grieving eyes our country pays it final respects to the President.

A breast cancer survivor and a person who bravely battled the demons of dependency, from alcohol to pills. She is the living remembrance of a time forgotten by many, who helped lead the country back from a troubled time, and showed us today what she showed the country back then, a compassionate and caring woman, who has just lost her best friend. A person from the Midwest knows this instinctively, but today a new generation got to see it up close, and how fortunate we were to have Betty and Gerald Ford in our history.

It was not lost upon me as well, seeing her looking proudly on as her husbands casket was carried into the Capital Building. I have always thought of the Ford?s as more common people, having the office of President thrust upon them in 1974, and serving for only 896 days. I also recalled how only a few weeks after becoming the First Lady, she had a mastectomy performed on her. She demonstrated great courage through that and her other problems as well, and today though frail and older she showed us a new courage again.

I was never a big fan of Gerald Ford when he was our President, but through his long life after the Presidency, I was allowed to get to know Mr. and Mrs. Ford a little better. That time has made me change my opinion of Gerald R. Ford, and I believe much of that credit comes from his wife Betty Ford, through the many years after they left the White House and culminating with today?s funeral ceremony, Mrs. Ford I was moved watching you today and offer my condolences and deepest respect on this day we said goodbye to our President, and your husband. God Speed and may God Bless you.

The Sims Phenomenon

In the world of video games, there are game categories such as shooters, adventure, action and role playing. Then there is the Sims. This game was introduced by Electronic Arts in February of 2000 and became a cultural phenomenon. It sold twenty million copies and generated the development of hundreds of fan sites devoted to their own personal Sims environment.

Sims was the first game that introduced a significant degree of online socialization through the use of a game platform. A Sims player creates his own family, buys or builds his own home, and has numerous encounters with other characters generated by the game's AI (artificial intelligence). Your Sim character, or avatar, goes through life experiencing career changes, family development - many of the real-life experiences that lurk outside our real-time doors. Its unique character, in-game quirks (such as the gibberish in which Sims communicate) and capacity for infinite change made addicts out of millions.

The game makes the player the deus ex machina: the off-screen God controlling individuals lives. As a player, you can help your Sim build not only home and family, but an entire neighborhood. Sufficient quirks and human neuroses are built into the game's characters as they are introduced that the game remains an addictive fascination for its players. As one reviewer put it; Want to play it straight and watch the lives of a typical nuclear family? You can do that. But what if you'd prefer to dress your Sim like a Viking and have him play his guitar for spare change in the subway while living with two women - she's a slacker and she's a paranormal - who are a couple? Go for it.

The company followed its initial success with seven expansion packs and in 2004 launched a completely new version, Sims 2. The new version has better graphics and many more choices for your Sims and their families, who happily are still speaking Simlish. The video engine is more 3D than the original 2D; characters in your game have more choices to make and more characteristics that make them interesting, down to genetic similarities when new family members are born. You can customize the family dog - long hair or short? Blue eyes or crossed? Intelligent companion or clumsy doofus? It's up to you.

By 2005, the audience for The Sims and its various expansions had swollen to over 52 million worldwide. The game has been translated into 17 languages, and the franchise has seen life on platforms ranging from the Xbox to mobile phones.

One of the principal characteristics of the Sims phenomenon - and one that probably made it a uniquely popular game - is that it has drawn large numbers of female players. The Sims has pulled the neat trick of building a player base evenly split along gender lines, drawing in women without alienating male gamers. Game publisher Electronic Arts estimates women could account for up to 60% of Sims players.

According to Psychology Today, most long-term players say designing Sim households is the chief delight of the game and in fact, The Sims' construction and interior design aspects are as impressively realized as its human element. Players can easily mirror their real-world homes; one game analysis called Sims he Ikea game. Most video games have a product popularity curve, like every other consumer item. The Sims seems to be either defying or redefining this characteristic for the video game market.

Surfing Your Adrenalin Wave: How to DissolveNot DisguiseAnger

Feel that rising tide of anger? Surf's up! Start
paddling.

Whenever we feel angry or frustrated, we get a blast
of adrenalin coursing through our bloodstream. In the
fight or flight response to stress, our bodies rely on our
appendages. We need to hit, kick, jump or run away,
and our bodies help out by sending extra blood to our
limbs.

If we were living in the wild and had to actually fight
off a predator or run away to escape, this would make
perfect sense. But in a typical day, we just don't need
those survival mechanisms like we used to. In fact, we
do our best to thwart our body's response to stress by
suppressing our physical reactions.

Oh, sure, we still use our extremities to express our
anger. We raise our fists, pound on the desk, slam
doors or cupboards, kick the garbage can, or stomp our
feet. Still, since we're trying to be civilized and all, we
use words more than body parts to react to whatever
upsets us. This is good in that we don't want to go
around hitting people. Slugging your boss may be
biological, but it won't get you too far in your corporate
climb.

So, instead of the fight or flight response our
predecessors relied upon, we've developed more of
what I call an explode or seethe response. Some of
us react right away when we're upset. We clench our
fists, do some wild gesticulating, raise our voices, or
slam the phone down. Others tend to seethe. We
suck in our breath, count to ten, hold it, and keep our
frustration covered by a tight smile or maybe a little
gasp of exasperation, but that's about it.

There's also the classic combo of the
seether/exploder. You know the type: they just keep
their heads down, don't say a word, and then out of
the blue they go into a tirade that rattles the roof.

It's interesting that we consider a seether as more
evolved than an exploder. We value those who are
able to keep their emotions in check. In our culture,
the seethers are the ice people who surprise us by
keeling over from a heart attack or stroke.
We've been programmed to sit and seethe. It's as
though we're stepping on the gas (adrenalin) and
slamming on the brakes (inactivity) at the same time.
Try doing that in your car, and you'll burn up your
engine. That's what we're doing to our bodies.

What do we do after a hard day? We sit and watch
television. We play video games. We go to a movie.
We collapse on the sofa and listen to music. We go
out to eat and drink.

We've eliminated a lot of the activity of daily life. We
don't scrub floors, churn butter, wash clothes by hand,
hoe the garden, walk everywhere, or otherwise
eliminate our stress through regular movement. We sit
in our cars, sit at our desks, and sit in front of the
television. It's no wonder we're obese and suffering
from the effects of stress!

The sit-and-seethe starts early. Consider a two-year-
old having a tantrum. Picture a little body flailing
about, all arms and legs. That's adrenalin in all its
glory! No suppression of instincts, just a pure,
unadulterated expression of physiology at work.

We can't have kids growing up and throwing tantrums.
It's just not socially acceptable. So, we give the two-
year-old a ime out to cool off. This is like asking a
charging bull to sit and sip a bit of tea in that proverbial
china shop.

With all our blood rushing to our extremities, our brains
are getting the leftovers. This is the worst possible
time for us to be logical. When we're angry and that
adrenalin is surging, we're far more likely to say things
we'll regret and to make decisions that will have us
shaking our heads later. If you react verbally or
respond intellectually in that adrenalin moment, you're
going to have some clean-up in aisle 12 later--
apologies and general repair of relationships and
projects.

Most of us have learned that we need to step back
when we're really upset in order to avoid making a mess
of things. Here's something you may not know: it
takes a full 90 minutes for your body to get back to
normal after experiencing a blast of adrenalin.

Ninety minutes. That means that a simple ime-out
for your child isn't likely to relax him, and postponing
that important meeting for 10 minutes while you cool
down isn't going to guarantee that you'll be fully
capable of handling your issue in a level headed way.

If you really want to take advantage of your body's
natural mechanism for survival, you might as well learn
to work with it. The good news is that, with a little
flexibility, we can use our physiology to help us thrive
and even make us healthier.

You've got to move, and you've got to breathe. Isn't it
convenient that those two go together so well?

Here are the four best strategies for surfing your
adrenalin wave:

*Paddle. Your arms and legs need movement, so look
for acceptable ways to get active. Go to the restroom
and do some jumping jacks if you can't sneak away for
a walk or head to the gym for a workout. Move some
boxes. Sort the recycling. Reshelve some books. Beat
the rugs. Shake out the comforters. Go for a run.
Crank up your stereo and dance with the kids in the
living room. Jump on the exercise bike or go cycling
around the neighborhood. Walk to another part of the
building. Find a corner and do some push-ups.
Activate those appendages!

*Laugh. When we're angry, our bellies tighten up. We
take shallow breaths at the chest level. This just adds
to the brain drain! We need to relax enough that our
bellies can move freely as we breathe, and if we don't
get that by doing some cardio that makes us huff and
puff, the next best thing is to laugh. Get a laugh
partner, and agree to call and guffaw--no talking
allowed. Bust a gut, and breathe deeply.

*Sing. You need some serious exhalations, so jump in
the shower and blast out your favorite power ballad.
Get in your car and sing along with the radio. Releasing
sound is therapeutic in itself. Throw in some
dance moves, and you've got it covered!

*Avoid meditation. Ignore what you've heard about
thinking through your anger. Mindfulness is immensely
valuable, but trying to meditate when you're really
angry is not realistic or helpful. Be active first, and
then sit. The only way to handle that adrenalin in a
healthy way is to engage physically. You've got to be
calm to be mindful. Get control of yourself physically
before using your mind to address a problem.

Next time you get mad, get moving.

decision maker, a more relaxed parent, and a healthier

7 Options To Buy Investment Property

How you invest is important because it affects all three key factors; where you invest only really affects risk and reward. The reality is that many people only concentrate on the (potential) reward, and often become blind to the risk involved. Even more frequently though, people do not factor in the effort required for certain types of investment. This can then lead to frustration, despondency or panic, and at worst, a desire to stop investing completely.

I have ranked each of the 7 in terms of the level of effort required (The Hassle Index!). Coming in with the lowest ranking is Guaranteed Return Investments. These are simply a cash investment in to a project or scheme, you receive a monthly, quarterly or annual fixed return on your investment. As an example, a scheme investing in UK buy to lets has been delivering a 32% return for over 3 years now, paid monthly. Another in Turkey is delivering a 25% annual return. The risk element is high with these types of investments, especially when your cash does not secure you title on an actual property (as with the UK scheme). But the effort involved is simply to sign a contract and hand over your cash, after copious amounts of due diligence though! I know of an innovative company that is going to ?re-package? these schemes and offer a lower return but with an insurance scheme bolted on, protecting your cash and reducing the risk element.

These investments appeal to cash rich/time poor individuals willing to place a percentage of their cash for a high return, especially if they are unable to obtain mortgages enabling them to gear up.

The second lowest ranking in the ?Hassle Index? is Syndicate Investments. Here again you invest cash along with a number of other individuals, which is then invested and managed on everyone?s behalf. You are rewarded with a return based on the level of success of the whole scheme. The timing and level of returns are not guaranteed. The structure of these schemes varies; at one end you have the hugely popular schemes run by Ready2Invest, which are fully regulated and offered via a prospectus, investing in Montenegro, Bulgaria and Croatia. Alternatively Alan Forsyth runs excellent syndicates focussed in the emerging markets of Estonia and Latvia. These are smaller schemes and you are buying shares in a listed company and effectively becoming a ?mini developer?. The current scheme aims to deliver 30% p.a. returns with initial payment after only 18 months.

These investments appeal to a similar type of investor as the Guaranteed Returns, but the risk is reduced because the syndicates spread their investments across a number of projects and the set up of them is often far more structured and professional.

A potential downside of the Guaranteed Returns and Syndicates is that your growth does not have the benefit of leverage. As an example, if you invested ?100,000 and achieved 30% return in one year, you?ve made ?30,000! If you invested the same ?100,000 and with an 80% mortgage bought a ?500,000 property, you only need 6% growth to equal the ?30,000. Anything above that and you are ahead.

Now the ?Hassle Index? moves on to the area of off-plan purchases, which I have split in to 3 different types. Next on the ?Hassle Index? is Off-plan ?flip? investments. This is a high risk strategy that involves an individual placing a deposit on one or more properties that have yet to be built, in the hope of selling (or ?flipping?) at a higher price prior to final completion. The obvious risk is where you cannot re-sell because the market has shifted and you have to complete on the purchase(s) or lose the deposit and face potential legal action. There are numerous distress sales in parts of Spain and Bulgaria now as a result of this practice (creating perhaps an eighth way to invest for buyers willing to purchase these distress sales at below market value!) This is a growing sector and warrants a separate article. These purchases have been particularly popular with Irish buyers, but if you don?t have the means to comfortably hold on to your purchases should the market change, you do need a strong constitution!

In some markets the shift in the market actually creates opportunities for ?flipping? for buyers who in fact intended to complete. We are seeing this in Perth, Western Australia at the moment where demand has increased so much buyers who paid deposits last year are achieving offers prior to completion of 30%+ more than the original off-plan price.

Number 4 on the ?Hassle Index? is Off-plan Managed Investments. Here again you pay a deposit before the development is built, but you know that it will be fully managed for you, with some offering the attraction of fixed returns. The hassle is higher than if you ?flip?, because you have to complete on the property and arrange finance etc, but once you have gone through that your level of involvement is minimised. These can fall in to the category of ?apart-hotels?, essentially fully serviced apartments, or you can even just buy a hotel room. Capital growth can be less than pure residential apartments, because the value is more closely tied to the rental return from the investment (often less susceptible to investment hype and bubbles); more akin to commercial property. Consequently these type of investments tend to appeal to buyers more interested in rental return than all out capital growth.

A prime example is a development in Chiang Mai, Thailand, which will be managed as a 5* complex by Pan Pacific, delivering a guaranteed 10% Nett return for 3 years and expected to rise from there. Evidence elsewhere (mainly in the U.S.) suggests that if the rental demand is strong and the location in demand, capital growth on these investments can still be very good, beyond what the fundamentals would be expected to deliver.

Number 5 is your straight forward Off-plan to keep. You will go through the sale process completely and then probably have to get more involved in the rental process at the other end. This is where you need to be really up on your due diligence, because if you miss with the location (fundamental supply and demand), you may find yourself with a property you are unable to rent or re-sell. This is the most popular method of purchase for investors though, because you are initially buying with only a deposit, hopefully at a reduced price because it is off-plan, achieving capital growth on the whole property during the build period (and then beyond). In addition, investors look to ensure that the projected rental returns will at least cover all costs of finance and ownership.

Buying Second-hand property is traditionally what most people are familiar within the UK market. It does come with some advantages that should lower the risk; you know what you are buying, you can see it, touch it and get it well and truly surveyed. In addition, you should be able to better estimate the rental return as agents can again see and touch, or there is already a tenant in place. In certain respects it does come with a little more hassle, because unless you find a good sourcing agent, you are ?on your own? to find the right property. With off-plan, you can tap in to the research and resources of several investment clubs and buy knowing that they have taken an element of the risk and effort away. In reality this means that the majority of investors can buy ?sight-unseen?, although I would always recommend you visit a potential site if at all practical.

Finally, you could undertake a Renovation. Certainly the highest ?hassle?, but if you have the stomach and time for it, potentially the most personally and financially rewarding. A quick viewing of daytime telly property programs shows how easily these can go wrong and money can be lost; you really need to know what you are doing.

So, briefly returning to the initial point about risk, reward and effort, the table is my opinion on how each of the 7 rate. What?s interesting is how the scores all fall within a close range (14-17 points out of a total of 30). This is based on placing equal importance on all three variables. If you were to conduct the analysis yourself, perhaps using real examples (so you will also be taking in to account which countries you are looking at) for each category, you should weight the three variables (risk, reward, and effort) based on your personal preference or level of importance. You may consider reward to be far more important than effort, or the risk averse will add extra weight to that category. At the very least, ask yourself which of the three is most important to you and use that to help assess your future investment decisions.

And re-learn about the care of baby and children! So much to consider and prepare before the baby arrives. Every parent and grandparent must be diligent in ensuring safety first for their grandchildren.

Auto Travel ? don't even think of taking your little munch-kin or grand-child for that quick trip to the corner store without first ensuring that your child/baby car restraint seat is properly installed.

But I installed the Car Seat according the the manufacturer's User's Manual. It's installed properly! Think again!

Those manuals don't always give you the complete picture for best car seat installation. Seek additional help from websites like NHTSA ? National Highway Transportation Safety Association and Transport Canada. Watch your newspaper, local TV, or listen to local radio for regularly scheduled Car Seat Clinics coordinated by your local emergency response, fire or police. Or visit a Child Safety Seat Inspection Station near you. Whether as a parent and as a new grand-parent, you owe it to your child or grand-child to ensure that they are properly secured in any vehicle that transports them.

I recently attended such a Car Seat Clinic with my soon-to-deliver daughter. We took my vehicle ? BUT YOU SHOULD TAKE ALL Vehicles that will transport this precious human cargo. The 1 hour spent installing, and re-installing, the infant seat in my back seat proved how little I knew about proper Car Seat Installation. The Emergency Response pros at this free clinic were diligent in ensuring a number of crucial installation elements:

1) infant seats must be installed in the rear-facing position in the rear seat of the car. Not! Not every should you install an infant or child restraint system in the front seat ! Repeat NEVER!

2) seat MUST be secured with the car seat belt system or to factory installed UAS anchor bars (restraint clips tucked between the seat back and the seat itself and marked with a visible symbol). UAS anchor bars are in all cars built since September 1, 2002. All car new car seats have 2 USA Connectors compatible with this child restraint system. And it is not just a simple click and quick tug of the belt that will do. It will take ALL your adult weight and strength to bear-down on the car seat and pull tight the seat belt or anchor straps. It might even take TWO adults to perform this more-than-snug feat. You will significantly compress the pad of your rear seat. It is only right if there is no side to side movement in the secured seat.

Observation: I took two adults to perform this task at the car seat clinic. Be warned that releasing the web strap may also require two adults: One to bear down on the seat to relieve some of the tension on the straps and, the Other to relax the web strap and undo the clip from the UAS anchor. Be patient.

3) The rear facing seat, once tightly secured (compressed into the rear seat), should have the back of the seat at a 45 degree angle. This is important 45 degrees. This properly supports your infant's head and neck should there be a collision. Those miracle floating noodles were cut, fitted and inserted between the car seat base and the rear of the seat bottom to get the compressed angle right. It took 4 installs and 3 noodles, secured with dust tape, to provide the correct 45 degree angle.

4) The rear facing seat MUST not touch the back of the front seat. Allow at least a 1 inch gap between the infant seat back and the back of the car front seat.

Learn how to properly install the infant or child car seat in EVERY vehicle where the car seat will be placed. Do it RIGHT. A young life depends on it!

Planning Your First Cruise

Planning your first holiday especially on a cruise liner is always a challenge. You could get together with your family and friends and discuss your travel and vacation plans so as to get a better idea of what needs to be done. The best way is to book with a travel agent who will not only advice you on which cruise liner and destination you should be going to but also plan your entire itinerary including air travel to the port of embarkation. But before you proceed, let?s first answer some questions that are bound to pop up while planning your cruise.

What kind of cruise is suitable for your age group?

Typically, there are different kinds of cruises suitable for different age groups. You will find a cruise designed for all individuals, from the toddler to the teen to the retired. All you need to decide in who is going and then select the cruise best suited for you. Obviously, cruise tickets are cheaper in leaner times like spring or fall and most expensive during the summer holidays. Winter is also considered high season when travelling to warmer locations like the Caribbean. Some locations like Alaska, Scandinavia and the Baltic have a shorter cruising season and will be open only between May and September. While Antarctic cruises are on between November and February, Mediterranean cruises can be taken all year round.

Where would you like to go?

With the earth being covered with 75% ocean, cruise ships today can reach any of the continents and traverse all across the globe. From the Americas to Austral-Asia, Africa to Antarctica, Bahamas to Bermuda, Europe to Canada, there are plenty of cruise destinations to choose from. Even land locked locations such as central Europe, Russia, or the Yangtze River in China can be reached on a river cruise. Always a challenge to decide your destination, it is important to keep all other factors like type of cruise, budget, length of vacation among others in mind.

What are your dress styles and eating habits?

In a move away from only formal wear, most cruise ships today are more relaxed and have only one or two nights of dress-up nights. The rest of the time, it is usually casual or country club style dressing. Typically there are two seating arrangements for dinner, one starting at 6:30pm and the other starting at 9:00pm. While early seating allows you plenty of time for late shows, it may rush your off shore excursions. Late seating on the other hand gives you time to relax but may hamper your late evening activities. Also, table seating is usually for four to eight persons and very rarely for two. If you do want a dinner for the twosome, you will have to make a prior request.

How do you get to the cruise ship?

Flying there or driving down if its close by are two of the most preferred options. Sometimes the cruise lines offer you a fly-cruise package, which is easier, but may be a trifle expensive than independent booking. These include transfers between the ship and the airport, which can again add up to the cost.

What are the documents needed?

Cruise vouchers and travel itineraries should typically reach you 2-3 weeks prior to your departure. Travel insurance is not mandatory but strongly advised as a carry along document in case of any mishaps. Passports are needed for all international destinations.

Home Ownership Ownership Societies and Home Equity Considered

One of the greatest things that a society or civilization can have is buy-in from its citizenry. Perhaps you might call this a sense of nationalism that comes from owning a piece of America. Home ownership helps boost the value of ownership societies and yet even though more Americans own homes now then have ever in the history of our nation we also have a problem where the home equity value is less on a percentage per house than it has ever been also.

We know from the last real estate crash that when home equity becomes negative that more and more people walk away from their homes and then they are disenchanted with our society, civilization and even capitalism itself. This is unfortunate although it also shows a sense of irresponsibility on the part of those people who dug their own grave of debt. Nevertheless in the blame game world of human civilizations and societies people who have hardships of life usually try to blame someone else for them.

So what started out to be a great advancement in the concept an ownership society in the United States of America looks like it is slowly losing some of its steam and actually might end up causing a little bit of a problem in the future. The Federal Reserve says that the housing market collapse is not as bad as people portray it and this is relatively true however, it is something we need to watch in the future.

If people walk away from their loans this can cause a problem in the banking system and American citizens are already in too much debt with short-term loans and credit cards. An ownership society is a great idea and we should commend our leadership for working towards that noble goal, but at the same time we must be very careful that we talk about ownership we are not just talking about debt; rather actual ownership.

Owning a piece of America should not be owning an overwhelming responsibility of stress to make payments on something that is not his worth as much as the loan value. Please consider this in 2006.

Backpack Safety

A recent study by the American Chiropractic Association indicates that school children are overloading their backs with backpacks, and some are suffering permanent problems as a result. Heavy loads can cause painful neck and back problems and injuries for students who don?t pack or carry their backpacks properly. With children returning to school soon, the time is right to make sure your child is not doing damage to his or her spine while toting their books to and fro.

First, you must look at how the child wears the pack. The most important factor is weight. Students should carry no more than 10-15% of their body weight on their backs. When wearing a backpack, it should not be worn too low on the body, or the student will lean forward to balance out the weight. It should be worn in the middle of the back, about two inches above the waist. Both shoulder straps should be worn, to balance the weight on both sides of the body and to share the weight between the shoulders and the pelvis. If the pack has a chest strap and hip belt, they should be fastened, to keep the load of the pack over the shoulder and stabilize the load to decrease fatigue. Organize the pack to use all of its compartments. Pack heavier items closest to the center of the back, and lighter ones in the outside pockets. Students should stop often at lockers if possible instead of carrying all the books they will need for the day. Parents can also talk to schools about lightening the load, by either having a second set of texts in the classroom so that students can leave theirs at home, or by assigning more ?paper? homework so children can leave their books at school.

As far as design goes, packs should have wide, padded shoulder straps. Narrow straps dig into the shoulders, causing pain and circulation problems. Padded backs protect against sharp edges inside the pack and increase comfort. The pack itself should be light. It should not add unnecessary weight to the load. Rolling packs are a good choice for students who absolutely must carry a heavy load. To choose the correct size pack, measure the length from just below the waistline to the top of the shoulder, and select a backpack that is the same length. Take a few of your child?s books to the store with you and load up the pack, to see if it will be comfortable.

Parents also need to be sticklers about good posture. Backpacks may encourage students to hunch forward, but if they are carried and fitted correctly, children should be able to stand upright comfortably. Parents can help by cleaning out their child?s backpack once a week, so they are not carrying unneeded items. They should also teach their children correct lifting techniques, including bending with both knees instead of at the lower back to pick up their pack.

For a bride, shopping for bridesmaid dresses can be one of the most difficult aspects of wedding planning. How can the bride find a gown for her maids that will display her own taste, look great on every girl and will fit into the financial picture?

There are so many colors and styles of dresses to choose from. The bridesmaids themselves may vary greatly in size and they want a flatteringly gown that makes them feel good. The bride and her bridesmaids may be in their mid-20s or older and want a more sophisticated look in the bridesmaids gown. The bride also has the task of choosing a dress that will look good with each girls skin tone, hair color and figure.

Choosing the right gown can be a challenge, but its not impossible. The bride should start the decision process early. Its ideal to actually place the order for the gowns about four months before the wedding. This will allow time for alterations, shopping for shoes and other accessories and leave time to dye the shoes to match the gown. The bride will find it most helpful to shop with the one bridesmaid whose fashion sense she shares. The ultimate decision about the perfect bridesmaid gown will be the brides.

The first step to choosing a bridesmaid gown is to determine the formality, style and fabric of the wedding gown. The bridesmaid dresses shouldnt overpower or clash with the wedding gown. For todays more simple bridal styles, nice detailing in the maids gowns creates a good look for the group. Back accents like straps, halter tops and simple beading are important for ceremony photography. A quality gown of good fabric and construction is necessary for the active bridesmaids who will be walking, dancing or running errands. Who needs to worry about seams splitting apart or buttons falling off during the wedding?

The next step for most brides is choosing the gown color. This can be done by looking at bridesmaid swatches in the bridal shop. Most manufacturers make bridesmaids dresses in anywhere from a few colors to as many as fifty. Choosing the actual color will narrow the choice of gowns to a more manageable number.

The bride must then consider the size ranges and figure types of her maids. Most bridal parties have an average of two full-figured members. If this is the case, many times its best to begin choosing a gown style with the larger maids in mind. Some larger girls feel comfortable in spaghetti straps or even strapless gowns, but many would rather have at least a short sleeve or perhaps a shawl. The smaller girls can usually wear any style. A-line styles look good on most everyone. A two-piece style with a longer top covering the hip bone is another good style. Almost 50% of wedding parties will include a pregnant bridesmaid. A new marketing trend for bridesmaids is the idea of separates. Most manufactures now feature at least some of their styles in separate tops and skirts. Separates offer some flexibility for the maids as they are able to choose different sizes for the top and skirt and can accommodate many different figures types. The bride can also choose the color and manufacturer of the separates while letting the maids have the freedom to create a style they will be comfortable in.

In these sensitive economic times, many gown manufacturers are adjusting their prices to meet everyones financial needs. Many designers have lowered their prices with no reduction in the quality of the garments. This years selection of gowns should meet the approval of everyone in the wedding party.

The bride may save time by doing her preliminary shopping online. She can narrow her choices and email styles she likes to her maids. Shopping on the internet may be the most logical choice for some brides when her maids live in different parts of the country. Handling Unexpected Problems on the Backpacking Trail


There are many things that can happen on a backpacking outing. When something untoward occurs it can be frustrating and slow you down. If you do not know how to handle the problem, then you may have to terminate your trip early. The following list explains some helpful tips and tricks to solving some common backpacking problems.


Repairing a broken backpack


There are many ways a backpack can break while on the trail. A broken pack can be awkward to carry, so being able to fix it would be a useful capability. You can try duct tape, which for tears works great, but you may need something else if you have a strap break away. One alternative is wire, which can be used to easily attach the pack to a frame or to attach a broken strap.


Clogged poles


If you have a tent with hollow poles and they settle into the dirt or mud, they can get clogged up. This may seem like a small, unimportant problem, but if you are trying to pack light even a few clogged tent poles can add some extra unnecessary weight. One method you could try to remove the debris is a corkscrew.

Boot lace hassle


Boot laces that loosen or come untied can really be an annoyance. You should always double or triple knot the laces. Also try lacing them different ways. Always be sure if you stop to retie that you do both boots so you do not end up having to stop a few moments later to tie the one you didn't.


Food thieves


In the wilderness there are many thieves waiting to steal your food. Packing it in containers will only keep the smallest critters away. Make sure they are not only closed, but securely tied up too. In areas where bears are prominent there are often poles offered to tie up food. Use them. Make sure the bag hangs loosely and is not tied to a tree or pole directly. If the food bag swings it makes it even harder for a critter to get into it.


Forgot an Item


When you are out on the trail, one of the worst realizations is when you know you've forgotten something. Unfortunately, you can't simply go home and get it. However, if you feel you can't go on without the missing item, you need some creative thinking. Can any of the other items in your pack double up for the missing item? Many times you will find that a lot of items you pack can be used in more than one way. Think outside the box and you'll be amazed at the multiple uses you can come up with for the items in your pack.


So, don't give up. There will always be a solution to your problem. It may not be in your backpack, but don't forget to check out the fellow travelers in your group.

Learning And Teaching Social Skills: A RelationshipBased Approach

For those of us committed to helping children overcome learning challenges, the quest to teach social skills is particularly important. Social learning impairments are associated with a wide variety of learning disabilities, although they are especially problematic for people with nonverbal learning disabilities (NLD), noted to have underdeveloped right-hemisphere abilities, including deficits in:

? reading facial expressions
? perceiving emotions
? using nonverbal communication (body language)

The constellation of social skills deficits often encountered in school age children are perhaps best described as pragmatic communication deficits, which encompass challenges understanding social conventions and applying social cognitive skills. On the next page you will find some common examples of pragmatic communication skills. This information is taken from my book, Boys of Few Words: Raising Our Sons to Communicate and Connect, ? 2006.

Pragmatic (Practical) Communication Skills

**All these skills should be considered in an age-appropriate context. Many of these skills are developed in adolescence. Compare your child?s abilities relative to his peers.

PHYSICAL

? Maintaining appropriate conversational distance
Example: Other children may complain that ?he?s bothering me,? or say ?tell him to stop touching me? while playing together. Sometimes inserts himself physically into a group of children by pushing or nudging others out of the way in order to join the conversation.

? Eye contact
Example: Doesn?t look others in the eye; hides behind hair/hat/sunglasses; stares to the point of discomfort.

? Linking gestures with ideas and emotions
Example: Body language doesn?t match speech (thanks you for giving him a desired gift but slumps and stares off into space); waves too strongly or too unenthusiastically for the circumstances; forgets to reinforce emotion with body language.

? Using facial expression effectively
Example: Facial expressions don?t convey interest in other people; expression is not congruent with topic or situation; doesn?t nod to show he gets the point, looks furious at small disappointment; forgets to smile.

VERBAL

? Attending to time and place
Example: Talks too fast; doesn?t know when to interject a comment or let others speak, doesn?t know how much information to share (goes on and on about a subject to someone?s obvious irritation).

? Turn-taking
Example: Consistently interrupts; doesn?t perceive when it?s someone else?s turn to talk.

? Voice modulation
Example: Has trouble with prosody (pitch, tone, volume, inflection); speaks too softly or loudly without regard for physical proximity (you?re across the room but he doesn?t raise his voice to answer you).

? Giving compliments
Example: Doesn?t know how to give a compliment relevant to a person and circumstances; sometimes unintentionally insults people (?you?re a lot less fat than you were?).

? Greetings and Good-byes
Example: Doesn?t know how to introduce himself to individuals or groups; can?t initiate social contact (avoids parties and gatherings); doesn?t know how to close a conversation (just walks off when he?s done talking); doesn?t shake hands/share hugs with close friends or family members; forgets to say ?hello?.

Example: Doesn?t consider other people?s emotional state before speaking (you?re in the middle of an argument with someone and he asks you to make him a snack); doesn?t realize when it?s time to ?back off?; doesn?t read signs about how you feel (thinks you?re mad when you?re not)

? Perceiving and expressing humor
Example: Takes jokes, sarcasm or irony literally; laughs at inappropriate times; doesn?t engage in word play or friendly teasing with peers.

? Knowing how to make conversational transitions
Example: Forgets to take his turn in conversations (calls you up on phone and then says nothing); discussions filled with uncomfortable ?dead space?; doesn?t pick up on ?leads? to continue conversation (So, you like baseball? Who?s your favorite team?)

? Anticipating other people?s reactions
Example: Neglects to consider the impact of his words before speaking; can?t easily imagine how his words or actions will be perceived by others (says he likes one present more than another at his birthday party without anticipating that someone?s feelings will be hurt).

Why Are Social Skills So Hard To Learn?
Most people use social skills quickly and automatically, and as a result, don?t have the benefit of time to analyze which skills will be used in particular situations, or how best to apply them. When our social reflexes are well-attuned and effective, we don?t need time to think - we just do and say what comes naturally.

Important to emphasize is that social skills are built on a foundation of interpersonal awareness. Without an appreciation of other people?s nonverbal behavior, including sensitivity to nuances of language rhythm and intonation (prosody), it is difficult to formulate appropriate and constructive verbal and behavioral responses. In addition to having a basic awareness of other people, having an empathetic orientation toward others is very helpful in bolstering one?s intuition about how to relate effectively. As some readers may be aware, a disproportionate number of children and adolescents with learning disabilities are observed to have low empathy.

To be in an empathic relationship with another person or group is the opposite of self-absorption. Empathy implies a departure from a state of self-centeredness, and immersion into the subjective experience of others. By definition, empathy is prosocial, because it emphasizes the value of comprehending and appreciating the thoughts and feelings of other people.

We all function in various types of groups: families, schools, teams, neighborhoods, and communities, among others. Social skills make our participation in these groups easier and more satisfying. Although lack of empathy has been associated with the presence of NLD, I would argue that what is missing for many learning disabled children are overt expressions of empathy, as are often conveyed through pragmatic communication. This is very different from the absence of empathy found among antisocial children and adolescents.

Many children with nonverbal learning disabilities are better understood as being asocial, meaning that they can appear indifferent to social interaction.

We Can Help Teach Children to Solve Their Own Social Problems
Not long ago, I was leading a social skills group for 3rd and 4th grade boys, about half of whom had been identified as having a learning disability. We were huddled in my office with kids bunched on sofas, sitting on the floor, and twirling in my desk chair. One seven year-old boy, Grant, resisted joining in our group activity, which was to design and build a big ?cyborg?. He stood near the door on the periphery of the group with a scowl on his face and body language that conveyed his fear and distrust of the group. Grant wasn?t responding to cajoling and encouragement to join us. I tried all kinds of approaches, changing the tone of my voice and my facial expression, in search of the combination that would help him join in. Still, he would not budge.

Several years earlier, my frustration probably would have resulted in me taking Grant outside and pleading with him to sit down and join the group. That?s because I used to have the faulty impression that ?leading? a group, meant ?controlling? the group. Since then, I have come to appreciate the extraordinary strong will of boys to do things in ways that reflect their own logic about how problems should be solved.

As the situation unfolded, it became apparent that Grant?s resistance provided the boys with a good problem-solving opportunity, and so I posed a question to the group. Did anyone have any ideas about how we could get Grant to join us? Most of the kids responded with suggestions of various kinds of rewards: games, candy, or premium seating (twirling chair). One typically shy boy, Tyler, suggested we could ?buddy-up? so that everyone could have a partner, including Grant. Tyler also suggested that buddies sit next to each other so they could share tools. Most of the boys agreed this was a good idea and so we began a discussion of how buddies would be chosen. Again, Tyler spoke up, suggesting that Grant could pick his buddy.

Throughout this process, I was watching Grant closely, and was struck by his awareness of the group?s concern about him. His facial expression changed from one of distrust to a cautious grin. He?d obviously had some significant doubt about whether the boys would accept him, and how he would fit in ? figuratively and literally. Tyler?s leadership in breaking through his fears paved the way for his integration in the group. As you might imagine, I felt very proud of Tyler for his sensitivity to Grant, and his ability to apply that sensitivity through active problem-solving. Although he never verbalized Grant?s feelings, Tyler?s suggestions were, emotionally speaking, quite sophisticated, and reflected an understanding of what Grant was feeling.

Socializing is not a ?Logical? Process
When we think about teaching social skills to children, it is a natural step for us to begin thinking about skills as component parts of a larger system. While this may be a logical and practical way to go about the teaching of a ?system,? it is not necessarily the best, or only, aspect of a therapeutic process designed to facilitate the development of social skills.

In addition, for individuals such as psychologists or counselors who may teach social skills, there is a tendency to systematize the teaching of such skills in limited periods of time, such as teaching one skill per session for 12 ? 15 weeks. When social skills are taught to groups this approach may be inevitable, but when working with children individually, there is typically more latitude, including allowing the child to play an important role in how the learning evolves. Experience has taught me not to exclude the importance of the relationship between teacher and student, or therapist and client, in helping children integrate new skills. In this sense, professionals allow the process of learning to be as organic as would be the process of healing syndromes like depression or anxiety.

An excellent working alliance is a critical foundation for learning most things, including how to relate to others.

This is because gaining social competence is more than conceptually grasping ?skills,? it also involves relaxing enough to take risks ? trying new things with uncertain outcomes.

From Skills to Awareness
Perhaps we need to remember that for the brain and mind to integrate new ideas, a fertile ground of receptivity must first be prepared. That receptivity often springs from an effective, trusting, working alliance. For many children, this means engaging in therapeutic and relational activities that are not purely didactic, because such structured activities are often associated with domains where they lack success. In other words, you can make it fun ? play is the work of children.

While I would never want to give up my use of behavioral charts and records, or surrender my collection of therapeutic games designed to teach things like communication pragmatics and listening skills, I have come to believe that those exercises are somewhat empty without a solid alliance between my clients and myself.

The alliance gives children and teens the capacity to be receptive. Sometimes, people may not even be aware of their own resistance to learning new skills. For children with learning disabilities, these walls often come down slowly, but they do come down with tools like patience, commitment, and belief in the desire of children to connect with others.

Anything that might help a child connect the development of social awareness with a positive outcome should be considered a potential tool. Still, we should remember that what we are building with these tools is a mind, and a mind is not a machine ? it is the very essence of being a person. We simply can?t program a mind according to standards of efficiency without regard for the individual within whom that mind lives.
